How we're paid
Lenders and lending partners pay us for the introduction. You pay nothing — not for the market data, not for a quote, not for using the calculator, and not if you never submit a form at all. We're saying this plainly, before anyone asks, because it's the single most useful fact for judging whether to trust the rest of this site.

Why Ohio
Ohio is one of the last U.S. markets where rent-to-price still supports a 1.20–1.25 DSCR at current rates — the ratio a DSCR loan is actually tested against. In Cleveland, a $913 median rent against a $111,059 median price is an ordinary result. The same ratio in San Jose or Boston is close to impossible at any reasonable leverage. That gap is the entire reason this loan product works here in a way it doesn't everywhere.
It's also a state where county-level tax variance is wide enough — from under 1% in rural counties to over 2.3% in parts of Cuyahoga and Montgomery — that a national average actively misleads an investor. A DSCR calculator built on a national tax assumption gives you a wrong answer on an Ohio property. That's the specific, narrow, genuinely useful thing this site exists to fix.
